Nosy Neighbor ("the Service") provides informational reports about residential properties in New York City — the five boroughs, and nowhere else. By accessing or using the Service you agree to these Terms of Use.
Property reports may include ownership, deed, mortgage, foreclosure, permit, and violation information drawn from public government records (for example NYC ACRIS, NYC DOF property tax, and other NYC Open Data datasets), as well as data from third-party providers. This information is provided for informational purposes only.
You agree not to use the Service to harass, stalk, dox, or otherwise unlawfully target any individual, and not to scrape or bulk-export data beyond your account's normal usage limits. Access is personal to your account and may not be resold or shared. We may suspend or terminate access that violates these terms.
Every report is assembled automatically from dozens of independent government and third-party feeds, with no human review. Reports are frequently incomplete and are sometimes wrong. In particular:
Before you make any decision that depends on something in a report — buying, selling, lending, renting, insuring, or renovating — verify it against the primary source: the relevant government agency's own records, the seller's disclosures, a title search, or a licensed appraiser, inspector, engineer, or attorney. If a report shows something you believe is wrong, tell us via Support.
The Service is an information tool, not a professional service. It is not, and is not a substitute for: an appraisal, a comparative market analysis, or an opinion of value; a title search, lien search, or title insurance commitment; a survey; a home, pest, structural, or environmental inspection; a FEMA flood-zone determination or elevation certificate; a zoning, landmark, or school-district determination; or legal, tax, accounting, insurance, engineering, or investment advice. Using the Service does not make us your broker, agent, appraiser, attorney, or fiduciary, and creates no such relationship.
Nosy Neighbor is not a consumer reporting agency, and reports are not consumer reports or investigative consumer reports under the federal Fair Credit Reporting Act. You may not use the Service, in whole or in part, as a factor in establishing any person's eligibility for credit, insurance, employment, housing or tenancy, or for any other purpose covered by the FCRA, and you may not use it to screen a prospective or current tenant.
The Service is searchable only by property address. There is no person-name search, we do not compile files about individuals, and we do not sell or furnish reports about any consumer to anyone. Individual names appear in a report only where they are part of a public property record — a recorded deed party, a building-registration contact — and are shown as an attribute of the property, not as a profile of a person. We may suspend or terminate any account we believe is using the Service for tenant screening or another FCRA-covered purpose.
New York law separately bars a residential landlord from refusing to rent to someone because that person was involved in a past or pending landlord-tenant action or summary proceeding. Under N.Y. Real Property Law § 227-f, a landlord who requests a tenant-screening report or inspects court records about an applicant and then refuses to rent to them is presumed to have violated that bar unless the landlord rebuts the presumption. Housing-court, eviction, and HPD-litigation records appear in reports to describe a building's condition and management history — never to evaluate an individual or to inform a rental decision about a person. This paragraph is background, not legal advice; if you are a landlord, consult your own counsel.
Reports include neighborhood-level crime, school, environmental, and census statistics, and some features summarize or score them — the records-summary card on a report, the 0–100 similarity scores on comparable sales. Those summaries are automated, are derived from published area-level data, and are never an assessment of any person or household.
Federal, state, and city fair-housing laws prohibit discrimination in the sale, rental, financing, or advertising of housing on the basis of a protected characteristic. You may not use the Service to steer, exclude, or target anyone on that basis. Nothing in a report is a recommendation about where anyone should live or who should live there.
THE SERVICE AND ALL DATA IN IT ARE PROVIDED "AS IS" AND "AS AVAILABLE", WITH ALL FAULTS AND WITHOUT WARRANTY OF ANY KIND. TO THE FULLEST EXTENT PERMITTED BY LAW, NOSY NEIGHBOR DISCLAIMS ALL WARRANTIES, EXPRESS, IMPLIED, AND STATUTORY, INCLUDING THE IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT, AND ANY WARRANTY THAT THE DATA IS ACCURATE, CURRENT, COMPLETE, OR CORRECTLY ATTRIBUTED TO ANY PARTICULAR PROPERTY OR PERSON.
Some jurisdictions do not allow the exclusion of certain warranties, so parts of this section may not apply to you.
TO THE FULLEST EXTENT PERMITTED BY LAW, NOSY NEIGHBOR WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, FOR ANY LOST PROFITS OR LOST SAVINGS, OR FOR ANY DECISION MADE OR ACTION TAKEN IN RELIANCE ON THE SERVICE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY. OUR TOTAL LIABILITY FOR ALL CLAIMS RELATING TO THE SERVICE WILL NOT EXCEED THE GREATER OF THE AMOUNT YOU PAID US IN THE TWELVE MONTHS BEFORE THE CLAIM AROSE OR ONE HUNDRED US DOLLARS.
These limits apply regardless of the legal theory and even if a limited remedy fails of its essential purpose.
Nothing in this section or the one above limits liability for gross negligence, recklessness, willful misconduct, or fraud; for death or personal injury; or for any liability that cannot be limited or excluded under applicable law, including your rights under the New York General Business Law.
Reports incorporate public data from the City of New York, New York State, and federal agencies including FEMA, the EPA, the Census Bureau, the CDC, USGS, and the Department of Education, alongside data from commercial sources. Those providers are not affiliated with Nosy Neighbor and do not sponsor or endorse it. The City of New York does not warrant the completeness, accuracy, content, or fitness for any particular use of the datasets it publishes, and our use of each provider's data is subject to that provider's own terms. Reports name the source of each section so you know which agency's record to check.
Paid plans are billed through Stripe. Subscriptions renew until cancelled; you can manage or cancel your subscription at any time from your profile.
We may update these terms from time to time. Continued use of the Service after a change constitutes acceptance of the updated terms.
